What is a net sheet, and why does it matter?
A net sheet is the seller's version of a budget: it takes the sale price and subtracts the agent commission, the mortgage payoff, closing costs, and anything you credit the buyer, so you can see the check you would actually carry to the bank. The number, not the listing price, is what pays for your next move.
The commission line is where I genuinely enjoy the math. I sell representation, not houses, and my fees are built to be lower while the service stays one-on-one from the first showing to the wire. Before we go active, I put a net proceeds estimate in writing, and my track record is that estimate landing within a few hundred dollars of the actual closing check.
