The first thing I do is walk your house and hand you a pointing list: what to remove, what to touch up, what to repair, and what to replace. One seller's list was ten items that cost under $500 total, because the goal is return on effort, not a renovation.

Pricing is a research project
I preview the other active listings, talk to the listing agents on pending and recently closed sales, and take you out to the relevant comparables. You will understand your price from the data, and data prices feel confident at the negotiating table.

Professional photography, staged rooms, a floor plan that reads well online, and honest square footage: the listing package is the first showing, and buyers decide in the first seconds of a scroll.

Before we go active, I put a net proceeds estimate in writing: list price, expected
offer, seller costs, and the check that should land in your account. My track record is
that estimate within a few hundred dollars. That is not luck, that is managing every
dollar and every date between the offer and the wire.
And when the buyer's agent across the table is difficult, that is the job I am paid to
do. I stay in contact with important updates, or just to ask how you are doing, and I
treat your sale the way I would treat my own: as family business.
